We shoot in 4:3. From that we crop every format so that nothing gets cut off, with no surcharge for vertical video and no second shoot.
- A longer main film at the heart of it. From it we cut many assets for every use: brochure, property page, portals, reels, stories and the newsletter to your registered buyers.

- Drone footage of the location. Including all permits, even in the sensitive areas of the island.

FAQ
What estate agents want to know in advance.
How long do you really need on site?
For a normal single property, one to one and a half hours, including the drone flight. We bring our own lighting and equipment and do not need anyone from your team to stay or prepare anything. For very large houses or several units it takes two hours, and that is stated in the quote beforehand.
Does the property have to be empty and staged?
No. A furnished home often looks better on video than an empty one, because the proportions remain recognisable. We move personal items out of shot, nothing more, unless you want it otherwise. For occupied properties we agree the schedule with the residents in advance, so nobody ends up in the film without being asked.
Are you allowed to fly a drone everywhere on Sylt?
Not everywhere, but in far more places than many people think. We hold the required certificates and obtain permits for nature reserves and built up areas ourselves. This is included in the price and is not your job. Where a flight is not permitted, we tell you in advance and show the location another way, for example from the ground or with a tracking shot.
How quickly is the film ready?
For single properties, three to seven days after the shoot, including one round of revisions. We keep this deliberately short, because a property film is no use once the listing has long been online. On the agent plan it is usually faster, because the visual style and templates are already in place.
Do we get the raw footage?
No, raw footage and project files stay with us. You receive the finished films in all agreed formats plus stills, with written usage rights. The advantage: the material is archived. If you later need a short version, another format or a version without the price, we create it from the archive without another visit to the property.
Is it worth it for lower priced properties too?
To be honest, not always. For a standard flat in the lower price range that will sell within two weeks anyway, a film is rarely the bottleneck. It becomes worthwhile where the location, layout or character needs explaining, or where you are competing with other agents for the instruction. If we get the impression in the initial call that it will not pay off for you, we say so.
Can we also use the film for letting?
Yes, the usage rights cover your own marketing, whether for sale, long term letting or holiday rental. If a property moves from sale to letting, we edit a suitable version from the existing material without having to come out again.
We are not on Sylt. Will you still come?
Yes. We film in Niebüll, Flensburg, Kiel, Hamburg and throughout Germany. Travel and accommodation are listed transparently in the quote; with two or more properties on the same day it almost always pays off. For developers with several sites we plan the dates so that one trip covers several properties.
